Before you buy a franchise, read every branch's reviews
Before you buy a laundry, car wash or any other franchise in Malaysia, read the public Google reviews of every branch the brand already runs. They show how far apart the branches are, what goes wrong when nobody is watching and whether head office answers. It takes one evening and costs nothing, against a fee you will pay for years.
The same check works for a franchise under RM50,000 and for a running shop you are thinking of buying.
The brochure shows the best branch; reviews show all of them
A franchisor's sales pack shows its flagship. Your branch will be an ordinary one, run by you, on your street. So the question is not how good the best branch is, but how far the weakest ones fall.
The spread can be wide. In our trade study, one cake chain's branches ran from 2.9 to 4.5 stars across 46 outlets: same brand, same menu, very different visits. A brand name doesn't guarantee a standard. The franchisee, and the support behind them, does.
List every branch with its rating and newest reviews
Search the brand on Google Maps and give each branch its own line:
- the rating and the number of ratings;
- the date of the newest review;
- how many 1 to 2 star reviews it got in the past six months;
- whether Google marks it as permanently closed.
Then compare the ratings with the trade, not with 4.0, because trades differ a lot:
- Laundries. In our library of 1,195 rated laundries and laundromats in Malaysia (October 2026), the median rating is 4.1 and 41% sit below 4.0.
- Car wash, detailing and tint. Of 1,965 rated car washes in our library (October 2026), the median is 4.7 and 21% sit below 4.0.
- Cafés and bakeries. Of 12,078 rated cafés (October 2026), the median is 4.4.
So a laundry brand whose branches mostly sit above 4.1 is doing better than most laundries. A car wash brand whose branches sit at 4.3 is well below its trade's median. The free rating check shows where any branch sits.
One-star reviews show what you will be fixing
Bad reviews at existing branches preview your own future complaints. Read them for two things.
Is it the branch or the system? Rude staff or a dirty floor belong to that branch. A payment app that fails, machines left broken for weeks, a hotline nobody answers or refunds that never arrive belong to the brand. System problems will follow you to your branch, whoever you hire.
Does anyone answer? See who replies to the 1 to 2 star reviews, how fast, and whether the reply solves anything. For reviews published October 2024 to September 2026 in our library, owners replied to 39% of 1 to 2 star laundry reviews and 23% of car wash ones. The same pasted reply under every complaint means the complaint goes nowhere.
Laundries need the closest look. Of 26,940 laundry reviews in our library published October 2024 to September 2026, 16.0% gave one star, the highest share of the ten trades we count. The usual complaints are dryers that don't dry, failed payments and slow refunds, and a franchisee can't fix most of these alone. Read why laundry customers stop coming back before you sign.
Check the street, not only the brand
A good brand on a weak street still struggles. Before you agree on a site:
- Count the rivals within 500 metres, with their ratings and number of reviews. Five laundries within a short walk share one neighbourhood's washing.
- Read the rivals' complaints. If the laundry across the road gets complaints about broken dryers, a well-run shop can win its customers.
- Visit at the busy hour. Among 40 laundries with Google's popular times in our library (October 2026), weekday evenings around 19:00 are among the busiest. Stand on the street then and count who walks in.
- Look for closures. Shops of the same kind that closed nearby tell you what the franchisor won't.
Highground's Locations does this side by side for two candidate sites: the shops around each, their ratings, how many reviews they get and closures nearby, before you lease.
Take the reviews to the franchisor and ask
With your branch list in hand, ask:
- Why is this branch rated so far below the others, and what are you doing about it?
- Who answers bad reviews: head office or the franchisee?
- When a machine or the payment system fails, who fixes it, and how fast?
- How many branches closed or changed owner in the past two years?
- Can I speak to three franchisees I choose, including one from a low-rated branch?
A franchisor who knows its weak branches and has a plan for them is a better partner than one who says every branch is fine. If you run a laundry, also read how to run a laundromat without staff.
Buying a shop for sale? Read its history first
When you buy a running shop, you buy its reputation too. Sort its reviews by newest and read the past year.
- Did the rating drop in the past six months? Owners often sell after a slide.
- Did customers stop praising someone by name? That person may have left, and the regulars with them.
- Are fewer reviews coming in than a year ago? Reviews are a sign of visits, not a count of them, but a steady fall is worth asking about.
- Did the owner reply, and did the complaints change afterwards?
Ask the seller about each one before you agree on a price.
Questions owners ask
Is a laundry franchise in Malaysia worth it?
Reviews can't tell you the profit; ask the franchisor for real franchisee accounts for that. They can tell you how well the brand's branches run. Laundries have the lowest median rating of the trades we count, so checking every branch matters more here than almost anywhere. The laundry page covers what laundry customers write about.
How do I choose a car wash franchise in Malaysia?
List every branch of each brand you're considering, with its rating and its newest one-star reviews. Look for damage claims, members unhappy after signing up, and branches far below the rest. Then visit two branches yourself, one strong and one weak. The car wash page has more.
Francais bawah 50k: what should I check?
A small fee doesn't mean a small risk. Cheaper franchises often have fewer branches and fewer reviews, so visit the existing branches and talk to their owners. Ask exactly what the fee covers: equipment, training, stock and support after opening.
What should I look for in one-star reviews of a franchise?
Look for complaints that repeat across branches, because those come from the brand's systems, not one bad manager. Check whether anyone replies and whether the same complaint keeps coming back. A brand with the same unanswered complaint at many branches will hand you that problem too.
